The company builds, owns, and operates wireless communication assets across Canada. Aurora leases space on its assets to wireless communications companies and assists companies deploying their mission critical networks. Aurora is seeking a Real Estate Lease Administrator to support the company’s growth across Canada and with its wireless partners.
Aurora is in the process of building out its Canadian Real Estate function, including the modernization of its systems, the refinement of its agreement templates, and the establishment of operational playbooks that will support our portfolio for years to come. About the Role Aurora Towers is seeking a Real Estate Lease Administrator to join our growing real estate team. Based in Montréal and reporting directly to the Director of Real Estate, the successful candidate will join a small, collaborative team at a moment of real momentum for the company.
The successful candidate will own the end-to-end processing of Aurora's ground and tenant agreements (including both leases and licences) and master lease agreements, working across drafting, execution, abstraction, and ongoing administration. Aurora operates NexsysOne, a site lifecycle management platform purpose-built for the telecommunications tower industry, as its centralized database, and the successful candidate will work within that system daily alongside Microsoft Word, Excel, DocuSign, and SharePoint. This position is a drafting and administration role, not a negotiation role, with a clear escalation path to the Director or to legal counsel where matters fall outside approved language or templates.
The position is well-suited to a recent paralegal or law clerk graduate prepared to take on substantive work, or to a candidate with 2-5 years of relevant experience in commercial real estate, lease administration, or a legal or paralegal setting. In either case, the role calls for a confident self-starter. Aurora will provide context, mentorship, and Aurora-specific training, with the expectation that the successful candidate will run with files independently once oriented.
Key Responsibilities
Agreement Drafting Draft telecommunications real estate agreements from Aurora's pre-approved templates, including ground and tenant leases and licences, amendments and renewals, letters of intent, consents, estoppels, non-disturbance agreements, assignments, and termination agreements. Populate templates accurately based on deal sheets, term sheets, and instructions provided by the Director of Real Estate and the broader team. Apply the appropriate template variant based on jurisdiction, counterparty type (landowner, carrier, Crown, municipal, First Nations), and transaction type. Identify fact patterns that fall outside the approved template language and escalate appropriately to the Director or to legal counsel. Contribute insight to ongoing template development as Aurora builds out additional template forms and clause libraries Coordinate document execution through DocuSign, maintaining version control and ensuring that fully executed copies are filed correctly. Lease Administration Review NexsysOne records following agreement execution to confirm that auto-populated data accurately reflects the executed terms, including rent, escalation schedules, renewal options, notice provisions, and critical dates. Investigate and resolve discrepancies or exceptions where system data does not match the underlying executed agreements. Monitor and action system-generated alerts for upcoming critical dates, including rent commencements, escalations, renewal windows, and termination notices. Process amendments and post-execution updates to keep records current and accurate. Coordinate with Finance on the review and reconciliation of rent changes, escalations, and revenue share calculations between NexsysOne and Aurora's finance platforms (NetSuite and Netgain), where required. Maintain organized digital files in SharePoint using consistent naming conventions and version control. Respond to internal information requests regarding site terms, dates, and obligations. Support audit and due diligence requests by preparing accurate agreement summaries and supporting documents Coordinate with the Real Estate Portfolio Administrator and the broader real estate team to ensure data integrity across systems.
Qualifications Required
2-5 years of relevant experience in commercial real estate, lease administration, legal or paralegal setting, and/or completion of a recognized legal education program (paralegal studies, law clerk, techniques juridiques DEC or AEC, or equivalent). Strong professional written and verbal communication in English A confident self-starter, comfortable taking initiative, working files independently once oriented, and exercising sound judgment about when to ask questions. Exceptional attention to detail across both drafting and data entry. Strong organizational skills and the ability to manage multiple active files and critical dates simultaneously. Comfort working in a transitional environment in which systems and processes are still being built, with the perspective to view that as an opportunity. Sound judgment with respect to escalating matters to senior team members or to legal counsel. Proficiency with Microsoft 365 including Word (styles, tracked changes, cross-references), Excel, and SharePoint
Strong Assets
Direct experience with NexsysOne or a comparable site lifecycle management platform used in the telecommunications tower industry. Bilingual French and English, with professional written and verbal proficiency in both languages. French drafting capability is a further asset. Aurora supports French-language professional development. Familiarity with Quebec civil law real estate instruments (emphyteutic leases, hypothecs, servitudes, notarial procedures), or comfort working within bijural frameworks. Familiarity with DocuSign and/or electronic execution workflows. Familiarity with NetSuite or Netgain, which Aurora's Finance team uses in coordination with the real estate function. Exposure to the telecommunications, infrastructure, or energy sector. Nice to Have Prior co-op or internship experience in real estate law, commercial leasing, or telecommunications

Base salary: Competitive market salary Benefits: Comprehensive health, dental, and vision coverage; group RRSP program; paid time off Work arrangement: Hybrid, 3+ days a week based at Aurora's downtown Montréal office located adjacent to Place des Arts. Toronto will be considered for exceptional candidates, with a remote arrangement until the Toronto office opens in late 2026 or early 2027.
