Paralegal (Real Estate Department) – Calgary, AB
Job Summary
We are currently looking for a dynamic and experienced intermediate to senior level Commercial Real Estate trained Paralegal to join the Calgary Real Estate Department. The candidate will have a strong work ethic, be collaborative, professional, adaptable, positive and interested in their work. Working under the general supervision of a lawyer, the Paralegal will independently perform a variety of legal and administrative tasks related to transactional and leasing matters.
Work Environment
Hybrid remote work arrangements are available following three (3) months of employment, subject to the requirements of the Real Estate Group and their requirements for onsite office support during transactions and other business needs. The successful candidate must live in or around Calgary, AB and be able to commute to the office as often as required. While this is a hybrid role, following three (3) months of employment, the majority of the work may be onsite and flexibility is required.
Fasken Calgary has a mandatory minimum requirement of three (3) days in office and up to two (2) days remote, work permitting. In-office requirements are subject to change, based on business needs as determined by the Firm’s Management.
Hours of work are from 9:00 a.m. to 5:00 p.m. Occasional pre-authorized overtime may be required to meet client and business needs.

Primary Responsibilities
-
Manage commercial purchase, sale, and leasing files with minimal supervision.
-
Draft and prepare transaction documents, including agreements of purchase and sale, commercial leases and related agreements, and closing documents (transfers, caveats, discharges, etc.).

Conduct and analyze due diligence, including title searches through Alberta Land Titles, off-title searches (tax, utilities, corporate registry, litigation, etc.).

Identify title issues, encumbrances, and other risks, and assist in resolving them.
-
Assist with commercial financing transactions on behalf of lenders and borrowers.

Prepare and register security documentation, including mortgages, general security agreements (GSA), assignments of rents and leases.

Conduct and register PPSA searches and registrations in Alberta.
-
Coordinate satisfaction of lender conditions and funding requirements.
-
Prepare, review, and submit documents through Alberta Land Titles Office (via electronic registration systems where applicable).

Ensure accuracy and compliance with Alberta Land Titles Act requirements.

Manage registrations, requisitions, and follow-ups with Land Titles.

Prepare statements of adjustments and closing statements.
-
Calculate prorations (taxes, rent, operating costs, etc.).

Coordinate closing logistics, including execution of documents, trust fund transfers, satisfaction of trust conditions.

Prepare reporting letters and closing binders for clients and lenders.
-
Independently manage multiple files and deadlines in a fast-paced environment.

Maintain organized and complete file records in accordance with Firm policies.

Work collaboratively with lawyers, assistants, and other paralegals throughout the Firm.

Act as a key point of contact for clients, lenders, brokers, and opposing counsel.

Communicate effectively with municipalities, surveyors, and regulatory bodies.
-
Provide timely updates and respond to inquiries in a professional manner.
Required Knowledge and Experience
-
Completion of a post-secondary Legal Assistant or Paralegal diploma; An equivalent combination of education, lived experience, and professional expertise will also be considered.

A minimum of 4-5 years’ commercial real estate paralegal experience.

Strong understanding of commercial real estate transactions and an ability to work independently.

Strong working knowledge of Alberta Land Titles procedures, commercial real estate transactions and financing structures, and PPSA (Alberta) system.

The salary range for this position varies based on market rates and experience levels of the qualified candidate. The base pay offered is based on factors such as location, job-related knowledge, skills, experience, internal and market equity.
